What a carpentry & framing takeoff from us includes
Wall framing
Studs counted at actual on-center spacing plus corners, tee intersections, and the king and jack studs at every opening. Plates measured as continuous runs.
Headers and beams
Sized by span off the plan and listed by member and length, so you order cut lengths instead of eating the drops.
Floor and roof
Joists, rafters, trusses, ridge, hips and valleys counted by member with lengths, plus blocking and bridging.
Sheathing
Wall, roof and subfloor by the sheet, laid out to actual coverage so the count reflects real cuts rather than area divided by 32.
Trim and millwork
Base, casing, crown and shoe by linear foot per room. Doors and jambs counted by size and swing.
Hardware
Hangers, straps, ties and anchors by type, plus fasteners by assembly.
Questions we get asked
Do you count studs by rule of thumb or off the plan?
Off the plan. The rule of thumb, wall length divided by spacing plus one, misses every corner, tee intersection and the king and jack studs at each opening. On an ordinary house that undercounts by enough to lose the difference on your bid.
How do you handle lumber waste?
As its own line: usually 10% on framing and 15% on trim, where cuts are shorter and the offcuts are less reusable. It is never folded into the member count, so you can change it if your crew runs tighter.
Board feet or pieces?
Pieces, by size and length, because that is how you order and how the yard prices it. Board feet are shown alongside for suppliers who quote that way.
Rough framing only, or finish carpentry too?
Both, but as separate sections with separate waste factors, because the labor rates and the cut waste are nothing alike.
Bidding more than one job a month?
The retainer covers 4 projects at $650/month, or 10 to 15 at $1,450 with priority 12-hour turnaround. Cancel any time. Most contractors who send a second job switch to it.
