The 3.5 VA/SF figure is NEC 2017 Table 220.12 for office occupancy. NEC 2020 revised those unit loads. Which edition your AHJ enforces changes the lighting branch count, so it is raised as RFI 1 rather than assumed silently.

Average run length is measured off the plan, not assumed. Spare panel capacity is 30 circuits, 71 percent, which is worth knowing before you bid a job the owner may expand.

Every one of these is a number that moves if you tell us otherwise.
That is why they are listed instead of buried. An estimate without its assumptions
written down is not an estimate, it is a guess with a decimal point.
05 RFIs issued back to the contractor
- Which NEC edition is the AHJ enforcing?The general lighting unit load for office occupancy differs between the 2017 and 2020 editions of Table 220.12. It changes the lighting branch circuit count and therefore the panel schedule. This is the single largest open variable in this takeoff.
- EMT or MC cable?The drawings do not call out a wiring method. The labour difference between EMT and MC on 1,020 LF of home run is larger than the material difference, so we have not chosen for you.
- Is the lab receptacle count final?Eight receptacles are shown in the lab with no equipment schedule issued. Lab equipment frequently drives dedicated circuits that are not on the general power plan.
- Emergency and egress lighting?No emergency fixtures, no exit signs and no inverter appear on E-2. For a medical occupancy that is unusual. Confirm they are on a separate sheet before you bid this as complete.
- Fire alarm scope?Excluded here. If it is in your scope it is a separate takeoff, and it changes the raceway count.
The RFIs are the part that protects you at bid time. A takeoff
that raises none has not read the drawings, it has measured them.
